So, right now the progression is broken, with the rooms being available right at the start, encouraging players to start building a big base right away. Then ideally more of the custom components would come after, such as glass hallways and observatories, etc. THEN, finally, you get the blueprints to create a generic room, which is much more spacious and allows you the ability to build many more interior modules, and really begin to flesh out your epic underwater base. You can build the fabricator, storage lockers, and a few other items inside those corridors, but the space is still cramped and limited. Then the intention was, you get a builder tool and can build the small corridor base sections, which allow you to relocate under the water, and to start building interior modules. You start in the Lifepod, with limited storage, and the inability to build inside of it. On the base side, it was always intended that it would progress the same way. Then finally the Cyclops, which allows you to go much deeper, can be used as a mobile base. ![]() Just as an example, on the vehicle tech path you start out with a seaglide, then are able to build the Seamoth which gives you additional depth and added mobility and safety. Oxygen / depth gating, thirst and hunger mechanics, swimming speed, storage and building space, etc. The Multipurpose Room blueprint can be acquired by scanning a Multipurpose Room at any of the Degasi Seabases. The game is about progression, slowly working up the tech tree to be able to free yourself of all the various constraints you have at the start of the game. Bulkheads cannot be placed in the automatically generated corridor sections or directly at the doorways.Vertical Connectors cannot be used on a Multipurpose Room.Placing an Alien Containment will also turn the middle of the floor of a room above into a circular glass panel: this does not affect the ability to place modules on the central spot in that room. Alien Containments stacked in multiple vertical Multipurpose Rooms will join together into a single floor-spanning unit.Once this is done, the Multipurpose Room on the bottom will lose its rounded top to connect to the Multipurpose Room above it. A Multipurpose Room can be expanded vertically using a second Multipurpose Room. This is the only placement option for these four modules. An Alien Containment, Bioreactor or Nuclear Reactor can be placed in the center, and Water Filtration Machines can be placed on all eight of the side-panels. ![]() Reinforcements can be placed on all eight of the side-panels for Hull Integrity bonus. ![]() Note that the module cannot be deconstructed if it still contains any ladders. If ladders are built in the same location on multiple floors, they will still be scaled one floor at a time. The locations forming a square will preclude building a Water Filtration Machine at that location in both rooms the ladder connects, while the center location will prevent construction of an Alien Containment, Bioreactor or Nuclear Reactor in both rooms.

GIMP’s Crop tool comes with a few helpful on-screen guides that can help you recompose your shot in a way that puts a different emphasis on the subject. ![]() Maybe something feels off in the composition, or there was an unwanted object at the frame edge (like a fingertip *cough*). Cropping GuidesĪ lot of cropping is done in order to recompose a photograph that (for whatever reason, no judgment here!) didn’t turn out right when you clicked the shutter. If you’re going to crop an image to a specific size, it’s often a good idea to use those dimensions as a guide for your aspect ratio lock setting, complete your crop on the unscaled version of your image, and then resize your cropped image down to match the final requirements.įor example, to crop a high-resolution picture to 1920×1080, locking your aspect ratio to 1.92:1.08 (or 19.2:10.8, let’s not be picky, it’s all the same!) will let you compose the cropped version freely without worrying about what’s going to fit into the final frame size dimensions. This really helps for fitting your images into an existing layout, whether that layout is a sheet of photo paper or an online image gallery.ĭon’t let that limit your creative vision, of course – like most “rules” in the creative world, it’s really more of a guideline. Locking the aspect ratio allows you to maintain specific image proportions exactly even while experimenting with different cropping options. I assume they just prefer to use whole numbers, but I don’t know if there’s a more complex mathematical explanation.) (Yes, I know that can be reduced to 1.5:1, but generally, the photography community uses 3:2 when referring to the ratio. For portrait orientation, the ratio is naturally reversed to 2:3. Standard landscape-oriented photos have a 3:2 aspect ratio in the camera, so if the image is 3000 pixels wide, it will be 2000 pixels high. It sounds technical, but it’s actually pretty simple, so bear with me for a minute.Īspect ratio is the relationship between the height of your image and the width. Probably the most useful part of the Crop tool is the ability to lock the aspect ratio of your crop area. This might seem silly at first, but the more familiar you get with these tools, the faster you’ll be able to work! What’s an Aspect Ratio? The Crop tool is easy to learn, but it takes a few uses to really master it. ![]() ![]() SalaryĪccording to the Bureau of Labor Statistics, the median annual wage for school bus drivers was $32,420 in 2018. Your physician will position this expanding bubble in such a way as to make it “float” on top of the detached retina, pushing it back into place. ![]() Most detachments can be repaired via a single surgery, but in some cases, more than one procedure may be necessary to fully repair the damage.įlashes and Floaters Retinal Detachment Surgeryĭuring retinal detachment surgery, your physician will inject an expanding bubble of gas into your eye. Retinal detachment surgery is considered safe and has positive long-term outcomes. While some cases can be treated non-surgically, the most common treatment for a detached retina is surgery. These include pre-existing eye conditions like nearsightedness or uveitis, or having undergone eye surgery previously. ![]() There are many risk factors that make it significantly more likely that you will suffer a retinal detachment at some point in your life. If left untreated, a retinal detachment can lead to permanent vision loss, so it requires immediate medical treatment. Generally, the retina loses its oxygen supply because of a tear or total detachment from the back of the eye. As the retina loses oxygen, it becomes difficult for it to process light impulses into visual images, ultimately blurring or blocking vision. ![]() Retinal detachment is a very serious medical condition that occurs when the retina is physically damaged to the point that it stops receiving the oxygen it needs to stay functional. This captured light is then transmitted through the optic nerve to the brain, where it is translated into the images we see. The retina is a thin layer of cells positioned at the back of the eye that houses millions of light-sensitive nerve cells called ganglion, which absorb light focused on them by the cornea and the inner lens of the eye. ![]() ![]()

Unlike the traditional financing, here both the buyers and the sellers have the flexibility of choosing from a variety of payment options such as fixed-rate amortization, interest-only or a balloon payment. Owner financing is certainly a very good choice for these home buyers. In addition to these, there are many other reasons which make a home buyer not eligible to obtain traditional financing. The home buyer may also be very new in the job market and may not fulfill the criteria required to obtain a traditional loan. Again, the home buyer may be a self-employed person and may not have the necessary documents in support of his/her income. Due to recent bankruptcy or divorce, the home buyer may have poor credit, making him/her ineligible for a traditional home financing. Benefits to the home buyers Despite the high down payment that the buyer has to make, owner financing offers several benefits to them -īecause of the relatively easy qualification criteria, many home buyers prefer owner financing over traditional financing. Most of the times, this type of home purchase is a win-win situation for both the parties. Owner financing offers several benefits to both the buyers and the sellers. Once the agreement is over, the buyer has to take out a mortgage loan equal to the purchase price of the home minus the total rent payments made. However, taking out a junior mortgage loan is comparatively risky as in the event of default by the home buyer, the first mortgage is repaid first and the junior mortgage is paid off later.Īnother form of owner financing is the lease agreement where the home seller gives equitable title to the buyer and leases the home for a contracted term such as an ordinary rental. Here the seller can take out the junior mortgage from the first mortgage taken out by the buyer from the first mortgage lender. ![]() The home seller can take out a junior mortgage to compensate for the deficient amount of the home buyer. Home sellers may come into the scene and can make up for the difference. In the current market conditions, many lenders are not willing to offer finance more than 80% of the value of a home. In this type of owner financing, the home seller is responsible for carrying a mortgage promissory note that is equal to the difference between the home price and the down payment amount. Payments are made by the buyer to the seller and the buyer becomes the owner of the property once the final payment is made. In land contract, legal title of the home is not transferred to the home buyer but the buyer is given an equitable title, a title that fetches temporarily shared ownership. Owner financing can be done in the following ways. Higher down payment protects the home sellers from the risks of default by the home buyers. Down payment percentage may vary from a very low level to as much high as 30% or above. There is no fixed percentage of down payment that the buyer has to pay to the seller. In owner financing, sellers and buyers negotiate on the terms and conditions of the transaction, subject to the regulations in the particular state. In fact, terms and conditions are set up in such a way so as to provide benefits to both the buyer and the seller. Since no institutional lenders are involved here, the terms and conditions of the mortgage are negotiable. Here however the deed of the property is not transferred to the buyer unless all the payments are made in full. To safeguard his/her interest, the home seller may ask for a high down payment of 20% or more. ![]() ![]() ![]() Owner financing is common in a buyer's market – a market which has more sellers than buyers. Owner financing is also called as ' seller financing' or ' creative financing'. Again, in case the seller finds difficulty in selling the house, then the seller also may be interested to opt for owner financing. In owner financing, usually the purchase price of the house is partially financed by the home seller and the rest of the amount is financed by taking out a smaller loan. Owner financing may also take place in case the home buyer is unwilling to pay the prevailing market rate of interest. This takes place when a potential buyer can't obtain the necessary funds through the third-party lenders. Owner financing takes place when a property buyer finances the purchase directly through the person or entity selling it. ![]() Research indicates that the best prices are usually found 3 to 7 days prior to an event if you want to purchase tickets at the lowest price.
